Tenanta stands as guarantor for rent only, as set out in the tenancy agreement. Other costs such as utilities, council tax, or damages are not included.
Only the landlord (or their appointed letting agent) can make a claim for rent arrears, provided they follow the notification process set out in the agreement.
The landlord must notify Tenanta within 30 days of a missed payment. Tenanta will then work with both landlord and tenant to mediate and, if necessary, arrange structured repayment before any claim is formalised.
A formal claim can only be made once arrears reach 61 days or more. At that point, Tenanta may initiate mediation or support eviction proceedings in line with the agreement.
