How It Works for Tenants
The Application
Process
Apply Online
- Complete a short online application form.
- Provide details of your tenancy, the property, and your landlord or letting agent.
- Submit supporting information for affordability and referencing checks.
- Pay a non-refundable administration fee, which covers processing costs and, where applicable, referencing checks.
Assessment
- We review your application in line with our internal referencing standards.
- In some cases, we may request additional information or documentation.
Approval and Agreement
- If approved, Tenanta issues a Guarantor Agreement which is signed by you, your landlord/agent, and Tenanta.
- The Guarantor Agreement sets out the precise scope of our guarantee.
Finalisation
- Once the agreement is in place and your guarantor fee is paid (upfront or in instalments where available), you may proceed with your tenancy.
- The landlord receives assurance that Tenanta stands behind your obligations.
During Your Tenancy
- You continue paying rent directly to your landlord, exactly as set out in your tenancy agreement.
- If you encounter financial difficulty, you must notify Tenanta at the earliest opportunity.
- In appropriate cases, Tenanta may facilitate mediation with your landlord, which could include payment arrangements or, if necessary, a Deed of Surrender.
Renewal
If you remain in the property after your initial fixed term, you may renew your guarantor cover. Renewal fees and conditions apply, and Tenanta will contact you before expiry to confirm next steps.
Important Information
- Neutrality of cover – Tenanta’s guarantee relates only to rent obligations under the tenancy agreement. It does not extend to utilities, council tax, or other property-related charges, unless specifically included in your tenancy agreement and confirmed in the Guarantor Agreement.
- Limitations – The guarantee does not pay rent on your behalf in advance, nor does it remove your legal responsibility to pay rent. Any payments made by Tenanta to the landlord may be recoverable from you.
- Legal basis – The precise scope, duration, and conditions of the guarantee are set out in the Guarantor Agreement, which will be signed by all parties. This webpage provides a general description only and should not be relied upon as a substitute for the contractual terms.
